I. Voice & Information Rights
These rights give you direct involvement and oversight:
- Speak & Vote: You have the right to participate in General Body Meetings and your vote is critical for major decisions.
- Information Access: You can inspect the societyβs records for free, including the Audited Annual Balance Sheet and Meeting Minutes.
- Call a Special Meeting: If $1/5^{\text{th}}$ of members sign a written requisition, you can force a Special General Body Meeting (SGM).
II. Property & Maintenance Rights
These govern your use and upkeep of your flat and common areas:
- Right to Occupy: You have the right to occupy your allotted flat, provided you meet payment obligations.
- Repair Claims: You can report leakage/seepage from common areas. The society must carry out necessary building repairs at its cost.
- Subletting: You can sublet, but you must notify the society eight days in advance.
III. Financial & Administrative Rights
These protect your finances and your ability to lead:
- Parking Eligibility: Members are eligible for a parking slot, usually allotted on a 'first come, first served' basis.
- Contest Elections: You are eligible to stand for election to the Managing Committee.
- Fair Charges: You have the right to be charged only for legitimate expenses outlined in the bylaws (no arbitrary fees!).
- Dispute Resolution: If you have a dispute with the society, you can appeal to the Registrar or Cooperative Court.
- Succession: You have the right to file a Nomination for transfer upon your death and the right to Transfer your property interest with 15 days' notice.
