Mumbai’s cooperative housing societies are witnessing growing interest in self-redevelopment, as more residents look for greater control over the future of their buildings. A major campaign to promote self-redevelopment in Mumbai is expected to be launched soon, according to BJP MLA and Mumbai District Central Cooperative Bank chairman Pravin Darekar.

The proposed campaign is expected to create greater awareness among housing societies about the process, financial support and opportunities available through self-redevelopment. The development comes at a time when several ageing housing societies across Mumbai are exploring redevelopment as a way to upgrade their buildings and improve living conditions.

🏢 Self-Redevelopment Gains Momentum Among Housing Societies

Unlike conventional redevelopment, where a private developer generally takes responsibility for construction and project execution, self-redevelopment allows the housing society to take a more active role in the project.

This can give members greater control over important decisions related to construction, project planning, finances and the utilisation of redevelopment potential. However, it also places greater responsibility on the society to manage legal, financial, technical and administrative aspects of the project.

The increasing interest in the model suggests that many Mumbai societies are willing to explore alternatives to traditional developer-led redevelopment.

📊 Around 1,600 Societies Have Shown Interest

The scale of interest can be seen from the number of proposals received by the Mumbai District Central Cooperative Bank. According to the reported announcement, around 1,600 housing societies have submitted proposals expressing interest in self-redevelopment.

This indicates that self-redevelopment is moving beyond being a niche option and is increasingly being considered by cooperative housing societies looking to transform ageing properties.

For societies considering this route, however, interest alone is not enough. A project must be supported by a proper feasibility study, realistic financial projections, legal due diligence and a clear redevelopment strategy.

💰 Financial Assistance Could Help Societies Move Forward

Funding is one of the most important requirements for any self-redevelopment project. Unlike developer-led redevelopment, societies undertaking redevelopment themselves need to arrange substantial finances for construction and other project-related expenses.

The Mumbai District Central Cooperative Bank has reportedly already sanctioned loans to 46 housing societies. Access to institutional finance could help eligible societies overcome one of the major barriers associated with self-redevelopment.

For housing societies, understanding loan eligibility, repayment obligations, project costs and cash-flow requirements will therefore be critical before beginning construction.

🏗️ Completed Projects Provide a Practical Example

The self-redevelopment model has also produced completed projects. According to the reported developments, approximately 21–22 buildings have already been completed through the initiative.

Completed projects can provide valuable examples for other societies considering the same route. They can help residents understand the practical challenges involved, including construction management, financing, approvals, contractor coordination and project timelines.

At the same time, every society has a different plot size, development potential, financial position and member structure. Therefore, a model that works for one society may not automatically work for another.

Self-redevelopment has also received attention from the Maharashtra Government. Darekar reportedly discussed the issue with Chief Minister Devendra Fadnavis, following which the state government took 18 decisions supporting self-redevelopment.

Government support could be significant for societies because redevelopment projects often involve multiple approvals, regulations and procedural requirements. A stronger institutional framework may help societies navigate these challenges more efficiently.

For managing committees, staying updated on applicable government decisions and redevelopment regulations will be essential before taking major decisions.

🇮🇳 Mumbai’s Self-Redevelopment Model Attracts Wider Attention

The initiative is also attracting interest outside Maharashtra. According to the report, a delegation of IAS officers from Delhi visited Mumbai to study the self-redevelopment model, including aspects related to construction, financing and repayment.

The interest from another major city highlights the potential of Mumbai’s experience as a reference point for other urban areas facing similar redevelopment challenges.

If successfully implemented and adapted to local requirements, self-redevelopment could become an important model for cooperative housing societies beyond Mumbai as well.

While self-redevelopment can provide greater control to society members, it also comes with significant responsibilities. Before proceeding, a housing society should carefully evaluate:
