🏗️ MHADA to Undertake Redevelopment on Its Own
The Maharashtra Housing and Area Development Authority (MHADA) has decided to take up the redevelopment of Pratiksha Nagar in Sion directly, instead of handing the project over to a private developer. The decision is aimed at bringing the large housing cluster under a planned redevelopment framework.
🏘️ 25-Hectare Layout to Undergo Major Transformation
The Pratiksha Nagar layout spreads across approximately 25 hectares and includes around 216 buildings with nearly 10,000 residential units. The scale of the project makes it one of the significant redevelopment initiatives being planned for the area.
🏗️ EPC Model Proposed for Construction
MHADA plans to implement the project through the Engineering, Procurement and Construction (EPC) model. Under this approach, MHADA will retain control of the redevelopment while appointing a contractor to undertake construction work for a fixed fee.
⚠️ Focus on Dilapidated and Older Structures
The initial phase is expected to give priority to dangerous and dilapidated structures, including older transit camp buildings. Around 5,508 residents currently live in these transit accommodations, making their rehabilitation an important part of the redevelopment process.
🏠 Additional Housing Stock to Remain With MHADA
Unlike a conventional private-developer-led redevelopment model, MHADA will retain control over the additional housing stock created through the project. The authority can subsequently use these units as part of its affordable housing initiatives.
👨👩👧 Transit Accommodation for Residents Under Consideration
MHADA is also considering providing transit accommodation to certain unauthorised families residing in the transit camps, while their cases remain pending before the courts. This could become an important aspect of managing the rehabilitation process during redevelopment.
📋 Government Approval Still Required
The proposed EPC model will need to be submitted to the state housing department for approval. The final project timeline is yet to be determined, as administrative approvals and the subsequent bidding process are still pending.

The proposed redevelopment could bring a major transformation to Pratiksha Nagar by replacing ageing structures with planned residential buildings and improving the overall housing environment. With MHADA retaining direct control, the project will also involve a different redevelopment model from projects led by private developers.
