BMC Extends Property Tax Deadline for 2025-26: What Mumbai Property Owners Need to Know

The Brihanmumbai Municipal Corporation (BMC) has given much-needed relief to property owners by extending the deadline for paying the first half-yearly instalment of property tax for 2025-26.

Why the Deadline Was Extended

The extension comes after delays in printing revised property tax bills due to technical issues, as well as postal delivery delays caused by system upgrades in the Indian Postal Department. As a result, many property owners received their bills with less than three months to make the payment.

Recognizing the inconvenience, the BMC decided to extend the deadline to ensure citizens are not unfairly penalized for reasons beyond their control.

New Deadlines (Ward-Wise)

  • For wards A, B, C, D, E, F-South, F-North, G-South, G-North, H-East, H-West, K-West, P-South, P-North, R-South, R-Central, M-East, and M-West:
    New deadline – November 15, 2025
  • For wards K-East, R-North, L, N, S, and T:
    New deadline – December 1, 2025
